Valley Park Redevelopment
The Mews Estate in Westmeadows is being redeveloped as part of the State Government’s Westmeadows Affordable Housing Initiative and was announced in July 2008.
Australand Holdings Pty Ltd has been selected as the preferred development partner and the project is to be known as Valley Park.
The original design and layout of The Mews Estate built in early 1980, is outdated and the existing buildings require ongoing maintenance and costly refurbishment.
The new Valley Park neighbourhood will create a vibrant integrated neighborhood and be a great place for families, large and small, as well as older residents.
The Valley Park proposal includes:
- Over 200 new private homes targeted at first home buyers and those looking for a new home in a safe and planned community close to the city
- 100 new public and social housing units providing accommodation for families
- A new Aged Care precinct comprising a 60 plus bed, supported aged care facility located adjacent to approximately 30 new independent living units for older residents who will be able to receive some support services in their homes
- Over 50 new independent living units primarily for elderly residents, 30 of which are located adjacent to the aged care facility
- Safe and attractive parks, landscaped pedestrian paths and bicycle tracks and access to all parts of the new neighborhood, nearby schools, and the Broadmeadows town centre
- Improved community facilities with a new Valley Park Neighborhood House and community meeting rooms
Project progress since July 2008
- Detailed planning work is now underway, community consultation will commence in November 2009 and construction will commence mid 2010.
- An exhaustive Tender process and Australand Holdings Pty Ltd selected as the preferred development partner
- Contracts for the purchase of the two schools signed
- Westmeadows Heights Primary School vacated and to be demolished
- Relocation of residents from the Mews and demolition underway and all resident relocations should be completed by early 2010
- Hume City Council discussions highlighted quality aged care, improved parks and open space as priorities
- An outline Structure Plan for the Project has been prepared

Community Consultation and having your say
The Premier has appointed a Community Liaison Committee to provide the project with a local voice in the development of the new Valley Park neighborhood.
The Committee, chaired by Mr. Frank McGuire will include:
- local residents
- community representatives
- Councillors
- Council officers
At the first meeting of the Committee ideas for the project will be outlined and discussed in detail. Meetings with the local community are also proposed so residents can learn more about the project and provide feedback.
